Complete Checklist Before Renting a PG in Mumbai (2026)
Everything to verify before paying a deposit for a PG in Mumbai. Covers room inspection, agreement clauses, financial red flags, and questions to ask current residents. Specific to Mumbai's 2026 PG market.
Most people renting a PG for the first time in Mumbai focus on the wrong things — photos on NoBroker, proximity to the office, and price. They overlook the structural questions that determine whether a stay is smooth or becomes a nightmare of withheld deposits, hidden bills, and unresponsive owners.
This checklist covers everything to verify before you pay a single rupee of deposit. It is specifically calibrated for Mumbai's paying guest market in 2026, where practices vary enormously between managed operators and individual landlords.
Before you visit: online verification
- Check Google reviews — not just the rating, but the content of reviews. Look for mentions of deposit refund experience, maintenance responsiveness, and whether the place matches photos. A 4.2 with 200 reviews is more trustworthy than a 4.8 with 7 reviews.
- Verify the address on Google Maps — confirm it is where they say it is. Cross-check the building name and walking time to your office.
- Search the owner's/operator's name + "review" + "Mumbai" — complaints from previous residents on Quora, Facebook groups, and housing forums often surface issues that don't appear on official listing platforms.
- Check if the PG is listed on aggregators like NoBroker, JustDial, or CoFynd — legitimate operators are typically listed in multiple places with consistent pricing.
During the physical visit: what to check room by room
The room itself
- Turn on all lights and fans — confirm they work.
- Test the AC if it is an AC room — confirm cooling, check the filter is clean.
- Open the wardrobe — check for moisture, mold, or a musty smell (common in Mumbai's humidity).
- Check the mattress — flip it and inspect both sides. Ask when it was last replaced.
- Look at the windows — do they have mosquito netting? Mumbai has a significant mosquito season during and after monsoon.
- Check phone signal strength inside the room. A reinforced concrete building with poor ventilation can kill signal.
- Test the WiFi speed from the room — ask for the network password and run a speed test. 20 Mbps+ is adequate; below 10 Mbps will make WFH difficult.
Bathroom and washroom
- Test the geyser — confirm hot water.
- Flush the toilet — check that it drains fully and refills properly.
- Check water pressure at the tap.
- Check ventilation — a bathroom without a window or exhaust fan in Mumbai's humidity will smell.
- Confirm whether the washroom is attached or shared, and if shared, the ratio of residents to bathrooms (3:1 is manageable; 6:1 is stressful).
Common areas and building
- Check the main entry — is there a guard, biometric or at minimum a locked gate? An unlocked building in a dense Mumbai area is a security concern.
- Look for CCTV cameras at the entrance and in corridors.
- Check the kitchen or pantry area — cleanliness of the common kitchen reflects the management's overall standard.
- Check the building's water supply — ask whether there is municipal water or a borewell, and whether there have been supply issues in the past.
- Ask about the power backup — specifically what it covers (only common areas? AC circuits? Everything?)
The agreement: what must be in writing
The agreement should explicitly state:
- Monthly rent amount — the exact figure, not a range.
- Security deposit amount — should not exceed 3 months' rent. One to two months is common for a well-managed PG; Liveinn takes one month.
- Lock-in period — the minimum period you must stay before serving notice. Typically 1–3 months.
- Notice period — how many days advance notice is required before vacating. Standard is 30 days in writing.
- What is included in rent — specifically list: WiFi, electricity, water, housekeeping, security. If any of these are charged separately, that must be stated with the billing mechanism.
- Electricity billing — is it metered per unit consumed, or a flat charge? Metered is fairer. A flat electricity charge is often inflated.
- Visitor policy — written confirmation of whether guests are allowed, and if so, the conditions.
- Deposit refund timeline — how many days after vacating will the deposit be returned? 7–10 working days is reasonable.
- Maintenance responsibility — who fixes a broken AC, a leaking tap, a faulty geyser? It should be the owner/operator, not the resident.
- Escalation clause — can the rent increase during the agreement period? If yes, by how much and with what notice?
Financial red flags — walk away from these
- Security deposit exceeding 3 months' rent — legally unusual and a sign of either desperation or an intent to hold deposits.
- Electricity billed at a "flat rate per head" rather than metered — almost always results in overcharging, especially in summer.
- Refusal to provide a written agreement — this is a dealbreaker regardless of how good the room looks.
- Request for cash-only payment with no receipt — creates no paper trail for your deposit.
- Unexplained "maintenance fee" or "registration fee" on top of deposit and first month — these are not standard in Mumbai's PG market and are typically non-refundable extraction charges.
Questions to ask current residents (if possible)
The most valuable information comes from people already living there. If you can, knock on a door or find a resident near the common area and ask:
- "How quickly does maintenance get fixed when something breaks?"
- "Have you had any issues with the deposit process from people who have left?"
- "Is the WiFi actually as fast as they say?"
- "Are the electricity bills fair?"
- "Would you recommend this place to a friend?"
Current residents have no incentive to deceive you. Their answers will be more reliable than anything the owner or manager tells you.
